Terms and conditions

Short stays are managed by ONBOARD di M.M. (SEASIDEWELCOME brand) on behalf of the owners. These are privately owned properties without hotel licenses or additional services, reflecting local traditions and the owners' personal tastes (no international standard category).

Booking and payment procedure: Check availability on the website, then send confirmation via email with payment details (bank transfer, credit card +3%, PayPal +2%). Confirmation only with payment within the deadline and a copy of the receipt. Bookings within 15 days: immediate and binding payment.

Cancellations: Only in cases of force majeure (written notification): full refund. Otherwise (post-confirmation, no response after 7 days, no-show): no refund. For refundable cancellations: €50 + transaction fee.

Liability and complaints: Descriptions and photos faithful to the visit. We are not responsible for personal preferences, architectural barriers, or suitability for disabled guests/children (check descriptions and contact [email protected]). Complaints: Contact support (+39 3896453900) within 12 hours of arrival/problem, confirming via email. On-site inspection possible. No refunds for post-stay complaints, evictions due to excess occupancy/undeclared pets, early departures without notice, or external events (weather, insects, public disturbances, theft). Owners are not responsible for items left unattended.

Arrivals and departures: Check-in: 4:00 PM - 10:00 PM. Please communicate your check-in time 1 week in advance. Check-out: by 10:00 AM (late check-out penalties apply).

Security deposit: Credit card pre-authorization upon arrival (amount communicated in advance). Final inspection with guest; contact within 48 hours for any discrepancies.

Pools and Garden: Pools open as indicated (weather dependent in low season); scheduled morning cleaning.

Maintenance: Owners may access with advance notice for essential maintenance; guest presence is preferred but not mandatory.

Rules of Conduct: Respect local regulations, do not move furniture, and do not damage. Violations: Contract termination or eviction (including by law enforcement) may occur. ONBOARD is not responsible for disputes.

Data Processing: Data processed only for contractual purposes (accounting/administrative); promotional use only with explicit consent (Legislative Decree 196/03).
